As an out of state owner, I was at a disadvantage in trying to get my house sold since I was not familiar with the market in Lincoln. As an out of state owner, I was at a disadvantage in trying to get my house sold since I was not familiar with the market in Lincoln. I was also not in a good position to assess any work needed to get my house ready for market. Complicating things further was the fact that I still had tenants living in the house and I was initially unsure if I wanted to sell or continue renting. From our first Zoom meeting, Dayna and Amanda were extremely professional and provided recommendations based on recent market data and trends in the area. They provided me with a beautiful report of my house and the surrounding area, backing their estimates of market value with comps and facts about the area. During our initial conversations, neither Dayna nor Amanda pressured me in any way in making up my mind about renting or selling. In fact, they even notified me that I was “under-renting” for the area and that they would be willing to assist in finding new tenants in the event that I did decide to rerent the property instead of selling. When I finally decided to sell, they helped me to notify my tenants about my intent to sell and even offered relocation assistance to make the move out more peaceful and expedient. When the move out inspection revealed that I needed repairs and renovation work, Dayna and Amanda utilized their extensive network of industry professionals including contractors, landscapers, painters, and staging companies to obtain estimates and line up a schedule for the work to get completed. The estimates they provided actually came in lower than any competing estimates that I received on my own. In the end, they helped me make the necessary repairs to restore my house to its aesthetic potential. They also did a beautiful job staging the property (please refer to attached photos) and helped me to generate a lot of interest in the property from the first day that it was listed. Overall, I was able to get my house under contract in less than two weeks. I also highly recommend leveraging the Investor Concierge program which allows sellers to apply for a short term loan at a 0% interest rate for any repairs needed during the selling process. Any costs incurred for repairs are automatically paid to the Investor Concierge program at the time of closing without the seller coming out of pocket for the money in the meantime. The application process for the Investor Concierge program was easy and using the program was even easier. The program allows you to directly manage your account online and they even sent me my own credit card. Overall, my experience with Boutique Real Estate was extremely positive. I was very impressed by Dayna’s and Amanda’s professionalism, patience, flexibility and knowledge of the real estate market in the Lincoln, California area. They were willing to work with me even when I was initially considering rerenting instead of selling. They even went so far as to connect me with a property manager in the area to ensure that I would get the proper amount of rent in the event I decided to rerent the property. Finally, I would like to add that they even helped me to negotiate with my HOA regarding outstanding fees before closing and they helped me to reduce the outstanding fees to a fraction of what I owed.
